Several parts of Boise still saw homes move fast and sell near list

CNBC put the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. That is real pressure on buyers. Yet the Real Estate Data Aggregator counted 1,301 homes sold across Boise in the three months ending July 31, 2026, up 8.4% from the same months of 2025. Demand did not disappear. It thinned the supply instead.

These numbers cover the three months ending July 31, 2026. Read them as a window into summer, not a forecast.

Supply kept shrinking

The Real Estate Data Aggregator counted 667 homes for sale across Boise in that period, down 29.3% from a year before. Fewer choices for buyers means more competition on the homes that do come to market. That is what pushed several ZIP codes into single-digit or low-teen median days on market.

How fast did each ZIP code move?

The Real Estate Data Aggregator shows 83704 at 8 median days on market, 7 days shorter than a year before. That is the fastest in this group. 83703 and 83713 also hit 8 days. Most other ZIP codes landed between 10 and 16 days. The one outlier is 83714, where the median was 44 days, 19 days longer than a year before. Not every part of Boise moved the same way.

Which ZIP codes had the most urgency from buyers?

The Real Estate Data Aggregator tracked what share of homes went under contract within two weeks of listing. In 83706, that share was 64.3%, up 16.8 points from a year before. In 83713 it was 62.3%. In 83712 it reached 59.4%. Even 83704 and 83705, each at 55.5%, show more than half of listings finding a buyer within two weeks. The rate in 83714 was 36%, the lowest in this group.

Did homes sell above asking?

In most ZIP codes, homes sold right at or just above list price. The Real Estate Data Aggregator put the sale-to-list ratio at 102.5% in 83712, the highest in this group. In 83703 it was 100.4%, and in 83704 it was exactly 100%. The share of homes that sold above list price rose in most ZIP codes compared with a year before. In 83709 that share was up 15.8 points, to 35%. In 83705 it was up 11.5 points, to 33.3%.

What about prices?

Prices moved up in every ZIP code the Real Estate Data Aggregator tracked here. The biggest jump was in 83703, where the median sale price reached $637,450, up 10.9% from a year before. In 83712 the median was $977,500, up 10.1%. In 83714 prices rose 10.3% to $722,500, even as that ZIP took longer to sell. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year in the second quarter of 2026. Boise's gains outpaced that national figure in several ZIP codes.

The one ZIP code that moved slower

ZIP 83714 is worth a separate look. The Real Estate Data Aggregator counted 184 homes sold there, up 8.9%, and the median price rose 10.3% to $722,500. Those are strong numbers. But the median days on market was 44, up 19 days from a year before. Only 36% of homes went under contract within two weeks. The sale-to-list ratio was 99.5%, and only 19% of homes sold above list. Sellers there faced more patience from buyers, even as prices held.

What this means if you own or are buying in Boise

Rates at 7.45%, as CNBC reported on September 24, 2026, do slow some buyers down. But the Real Estate Data Aggregator shows pending sales across Boise up 8.4% from a year before. Buyers are still moving. In the fastest ZIP codes, a clean price and a well-prepared home still draws quick offers. In slower parts, buyers have a little more room to think. Knowing which side of that line your home sits on matters before you pick a number.
